Frequently Asked Questions

£5,000 reservation fee is required to reserve a plot at Hillside Park, payable after the prospective buyer has been fully qualified by an independent finance company and they have committed to the scheme rules.

Yes, providing the build stage allows. Fernham Bespoke is structured in such a way that purchasers benefit from a reduced stamp duty land tax bill, no matter what level of customisation package they choose.

If you purchase early in the build process the figures are based on 50% of the property’s value. Upon exchange the purchaser pays a 10% deposit of this sum. On completion the purchaser pays the balance which takes the total paid to half the property’s value.

Payments that cover the cost of fixtures, fittings and structural configuration – depending on the bespoke package chosen – will be invoiced on a monthly basis after each stage, and will reflect the nature and calibre of the customisation. Payment is due within 14 days of the receipt of each invoice, with interest payable on any outstanding balance outside of this timeframe.

We will arrange a meeting with our architect and the construction director to talk through plans to customise your home.

To ensure the Fernham Homes and NHBC warranties are valid, only Fernham Homes-appointed trades and contractors are permitted to work on bespoke properties.

The purchaser is welcome to invite an independent surveyor to site at each stage to assess the work – a cost that must be covered by the buyer. If you are staging your mortgage your lender may require this.

Yes. Once the footings have been dug, there are limitations to the changes that can be made – the earlier you reserve a plot, the better.

We are willing to install items of the purchaser’s choosing, subject to prior approval. We are also happy to discuss specification upgrades that exceed our pre-set provisional sums, although the purchaser will be required to pay the difference.
