Help to Buy

Buying your first home has never been easier


At Fernham Homes, we want to help you buy your dream home, which is why Help to Buy* is available on selected homes.

The scheme allows you to purchase your first home with just a 5% deposit and a 20% government loan (40% in greater London), so you could be moving sooner than you think.

  1. Choose from our range of stunning new homes available under the scheme, up to a maximum purchase price of £437,600 (£600,000 in Greater London).
  2. To secure your home you’ll need a deposit of 5% of the purchase price.
  3. We’ll put you in touch with our independent mortgage advisors for the qualification process and your mortgage application. You’ll need to secure a conventional mortgage for 75% of the purchase price and, subject to approval, the government will lend you up to 20% of the purchase price through an equity loan.
  4. You won’t be charged interest for the first five years, which helps make your monthly mortgage repayments more affordable.
  5. There is a range of competitive mortgage rates available with this scheme, so you can find something to suit your budget.
  6. The scheme is designed for first-time buyers only, so is not available for a second home, an investment, or a buy to let purchase.

Mortgage scheme

95% Mortgage Guarantee Scheme


Whether you are a first-time buyer or a current homeowner, the government’s 95% mortgage scheme could help you to secure a mortgage with just a 5% deposit.

The government provides lenders with the guarantee they need to offer mortgages that cover the other 95%*.

The scheme, which launched in April, is available on mortgages for homes up to £600,000.

Most high street lenders are now offering 5% mortgages, including Lloyds, Santander, Barclays, HSBC, NatWest and Virgin Money.

Part exchange

A stress-free way to move


House-hunting can be a daunting task, especially when you have an existing property to sell. If you have outgrown your old home, or simply want an upgrade but already have an existing property, we can offer Part Exchange* on selected developments to help make your move hassle-free. The Part Exchange* scheme allows you to trade in your existing home as a part payment when buying your new Fernham Home. Part Exchange* is only available on selected developments, please refer to the development page to see if the home of interest qualifies.

  1. Discover your new Fernham home from our current and forthcoming developments.
  2. We will arrange for our independent specialists who will obtain valuations of your current property.
  3. We will agree on a selling price and purchase your existing property, provided the home being traded in is no more than 70% of the selling price of the property being purchased.
  4. Our representatives will then instruct local agents to avoid you paying any fees.
  5. After a price is agreed, your favourite Fernham home will be taken off the market.
  6. You can sit back and relax until your new Fernham home is ready, while we take care of the hard work for you.

Assisted move

A simpler way to sell your home


At Fernham Homes, we want to help guide you through the sale of your old home and the purchase of your new Fernham home as smoothly as possible. Through Assisted Move*, we can handle the process of selling your current property, taking away the stress of finding a buyer and avoiding any agents’ fees.

  1. Find your new home from the beautiful range we have available under the Assisted Move* scheme.
  2. We will arrange for independent specialists to instruct a valuation of your current home, and agree on a suitable selling price.
  3. After this price has been agreed, they will instruct trusted local agents to promote your home within a pre-agreed time scale.
  4. We’ll keep you in the loop, with advice and feedback on viewings, ensuring your home is well advertised.
  5. Once your home has sold, you can reserve your new Fernham home by completing a reservation agreement.
  6. Upon the sale of your old home and the purchase of your new home, we will cover the agents’ fees.
